This one goes out to all the agents who may be timid when it comes to working with real estate investors. We know that unchartered waters are daunting at first – with new ventures come new challenges – and isn’t selling to home buyers challenging enough? But there is a shiny pot of gold at the end of the investor rainbow. Working with a real estate investor could easily be the biggest payout of your career, so today, we’re going to highlight some of the benefits of having an investor on your team.

Deals on Deals on Deals

Not to generalize, but typically speaking, investors are notorious for buying a lot of property… we’re talking dozens or even hundreds of deals per year. That being said, forging and maintaining a strong symbiotic relationship with an investor is infinitely more lucrative to you as an agent than any other client relationship. If one big investor could earn you bigger bucks than the entirety of your other clients combined, wouldn’t you go the extra mile to seal that deal?

Drama Free Zone

Unlike your dealings with home buyers, you probably won’t find yourself carrying an investor’s emotional baggage. With less attachment to the home, investors are typically more mechanical in their approaches – which is definitely a positive for you and your business. Where home buyers can be swayed by romanticized notions and aspects of a home that have some sort of emotional meaning to them – whether positive or negative – investors are straight to the point, have their eyes on the prize and won’t get cold feet over the presence or absence of a tire swing or a certain colored door.

Professional Deal Closers

Your investor is no amateur – they know this game well, maybe better than you. Where home buyers require more explanation, coaxing and overall hand holding, investors base their decisions on numbers and can operate systematically when it comes to closing a deal. If you’re skillful enough to gain the business of an investor, you can enjoy the luxury of submitting offers over email rather than a scheduled, lengthy meeting. Investors also have the upper hand when it comes to their financial records. Lenders see property investors as lower risk borrowers than the average home buyer, meaning they can acquire a mortgage more easily and you, in turn, can close your deal faster. Not only that, but investors tend to expect reduced commissions on sales when they are doing a large volume. Find your investor some great sweetheart deals, and you could also earn yourself a nice bonus.

It’s All About Referrals

As a real estate agent, you know better than anyone the power of a strong network. Investors are arguably the most connected members of the market that you’ll come across, with a myriad of colleagues looking for a top-notch investment agent that they can trust. You could be that agent. Working with investors will, without a doubt, open doors that lead to more business. Think of every house as an opportunity to market to the area and seek out even more opportunities – more investors – who tend to travel in packs. Prove your value to your investor and you’re on your way to earning those referrals that will be exponentially more lucrative to your business than your typical leads.

You’re a smart cookie. You don’t want to be showing houses until you’re 80, and that’s just one of the reasons you’re choosing to take advantage of this blossoming relationship with your investor. Where many people pay top dollar for classes and programs to learn the ins and outs of investing, you’ve not only got yourself a front row seat to the finest performance in negotiations, financing and property analysis, but you’re getting paid to take it all in. Well done.

Investors Are a Dime a Dozen

According to a report by the National Association of Realtors, there are over 1.3 million registered real estate agents in the US. If that sounds like a lot, consider that there are also over 28 million real estate investors in the US. With no shortage of investors out there, an agent like you is sure to find one suitable to partner with if you set your intentions and keep your wits about you.
